Property Damage

We know dealing with property damage can be stressful. As your mortgage servicer and lienholder on the property, we want to partner with you to ensure you are able to quickly access your insurance claim funds and restore your property to its pre-damaged condition.

    1. Notify your insurance carrier of the damage to your property.
    2. Meet with your insurance adjuster to assess the damage.
    3. Follow our property damage process instructions to send and receive your claim funds.
    4. Complete the repairs using a contractor or make the repairs yourself.
    5. Send us all the required documents listed in our property damage process instructions.
  • Why is Midland's name on my insurance check?
    When you originally purchased your home, you agreed to maintain insurance designating your lender as the payee if there's a claim requiring a payout of insurance funds. This allows Midland to verify that repairs are made to return the property to its pre-damaged condition. Our property damage process instructions go over all the details on how to access the insurance funds.

    Should I sign the insurance check before sending it to Midland Mortgage?
    Yes, please have all payees (other than Midland) endorse the check(s) to avoid processing delays.

    Can I use my insurance funds to pay off my loan?
    Yes, to use the insurance funds to pay off your loan, you will need to send us the following items:

    • The insurance check signed by all payees.
    • A written request — signed by all borrowers — to use the funds to pay off the loan.
    If the total amount of your insurance check(s) is less than the payoff amount, please send a check or money order for the difference. You can request a payoff statement here or contact Customer Service.

    What if my insurance money does not cover the cost to repair my property?
    In most cases, you can file a supplemental claim with your insurance company. If your policy does not cover the cost for all repairs, you may have to pay for the shortages.

    Can my contractor speak directly with Midland about my property?
    Yes, you'll just need to fill out and send us an authorization form.

    Why do I need to order an inspection after repairs are made?
    An inspection confirms the repairs to your property were completed according to the insurance adjuster's report. You can contact Customer Service to order an inspection.
    To avoid any delays, please request an inspection at least 10 business days before each major milestone of repair is completed.
