The PROs (Professionals) such as your mortgage servicer (Midland) or HUD-approved housing counselors work at no cost to help you get your mortgage back on track.

The CONs (Con artists) often use aggressive sales tactics or advertisements, make unsuspecting homeowners think they are legitimate companies, and make empty promises to get your mortgage back on track.

Here are the top 10 methods con artists may use:

  1. Offer to help you avoid foreclosure, get a loan modification, a lower interest rate or principal forgiveness - for an upfront fee.
  2. Tell you to stop making mortgage payments while they work with Midland on your behalf.
  3. Tell you to send your mortgage payment to someone other than Midland and to use apps such as CashApp, PayPal, Venmo or Zelle.
  4. Advise you to stop communicating with Midland or a reputable non-profit housing or financial counselor - or to file a cease and desist order.
  5. Encourage you to change your mailing address or phone number in our records to their contact information, so you won't receive important communications from us.
  6. Ask you to give them authorization to speak to us about your loan without you present.
  7. Make unsolicited offers by mail, email, text or door hangers and "too-good-to-be-true" ads, claiming they can offer you a loan modification and help you avoid foreclosure.
  8. Instruct you to transfer ownership of your property.
  9. Make verbal promises but won't put them in writing.
  10. Ask you to sign documents with blank lines or spaces.
