FHA mortgage assistance changes coming Oct. 1

Starting Oct. 1, 2025, the Federal Housing Administration (FHA) is making important changes to how mortgage assistance works for FHA loans—especially when and how homeowners qualify.

What this means for you:

If you're current on your mortgage payments, these changes may not apply to you right now, but it's still a good idea to be informed. If you're struggling or considering applying for assistance, we want to help you understand what's changing—and how we can support you through it.

Key changes:

If you're struggling to pay your mortgage, we encourage you to consider mortgage assistance. Here are some things to keep in mind before you apply.

  1. 24-month waiting period. If you receive a loan modification or partial claim loan after Oct. 1, you may have to wait 24 months before you can qualify for another one—even if you experience a new hardship.
  2. Trial payment plans: For permanent loan modifications and partial claim loan plans, you'll need to complete a trial payment plan. If you are unable to complete the trial, you may lose your ability to qualify for future options designed to help keep you in your home.
  3. Repayment plans: If you qualify for a repayment plan, you may be able to spread out missed payments over a set period of time. If you miss a payment, you may need to reapply for assistance so we can evaluate you again to determine what, if any, other options might still be available to help you bring your loan current and avoid foreclosure.

If continuing to make your mortgage payments isn't possible—or if you are unable to complete an FHA assistance plan—we are here to help you explore alternative options. These may include:

  • A traditional sale
  • A short sale, or
  • A deed-in-lieu of foreclosure
